BUSINESS-PLAN : PLOTS OF LAND IN ALUSHTA

Concerning plots of land in Alushta I would like to make a separate commercial suggestion. The point is in the following.

Plots of land in Alushta are located at the distance of 200 m. from the sea in a very picturesque place, where boys make bonfires, roughly speaking. There cypresses grow lined in level alleys. These levelled in alleys cypresses create the possibility of using this plot of land in touristic business. If to be more precise, mine are 2030 sq. m. – the plots of land with the most beautiful panoramic views. The point of the suggestion is to construct 7-10 wooden, SIP panel houses or log-houses at the total cost of 1-1,5 mln RUB each, in which there would be 3 bedrooms, 1 living-room/kitchen, 2 bathrooms. It is necessary to get the plot of land settled, to make the access road, paths, access to the sea, barbecue zones and give it for rent. Now the figures. What will be required:

1. To make in order the access road to the plot of land, to make in order the ground road (400 m.), make a parking place =1mln RUB.

2. Electricity - 450 000-600 000 RUB, 3 phases. It is allowed to have 60 kW. Krymenergo counted the payment of 422 000 RUB.

3. Water supply and sewage systems are being counted right now – I am expecting response from the competent authorities. I suppose it will be not more than 1mln RUB, or we can pay 400 000 RUB for a barrel and a pump station, that will serve for sewage systems as well. Water will be brought, feces will be taken out.

4. Make paths, summer-houses, descent to the sea – not more than 1 mln RUB.

5. Construct houses = 1,5mln RUB / a house

all in all for 7 houses we spend =10,5+1+0,6+1+1=14,mln + 20% for unexpected expenses =18 mln. Now I am selling this plot of land for the same price – for 18 mln. So we could start it all in such equal parts. And now about cost-effectiveness.

7 houses, summer high season = June, July, August with 70% of loading at the price of 12 000 RUB /a night, so we have 7*90*0,7*12000= 5 292 000 RUB is what we earn.

7 houses, middle season = May, September, October with 50% of loading at the price of 9000 RUB/a night we have 7*90*0,5*9000= 2 835 000 RUB is what we earn.

7 houses, low season = November, December, January, February, March, April with 20% of loading at the price of 6000 RUB/a night we have 7*180*0,2*6000= 1 512 000 RUB is what we earn

Expenses for service maintenance

2 guards working by shifting method (1 guard is always at place) = 60 RUB/a month = 12*60 000 = 720 000 RUB/a year.

3 chambermaids in high season 30 000*3*3= 270 000 RUB/a year

2 chambermaids middle season 30 000*2*3= 180 000 RUB/a year

1 chambermaid low season 30 000*1*6= 180 000 RUB/a year

1 gardener-janitor 20 000 RUB/a month = 240 000 RUB/a year

2 administrators with the salary of each of them - 30 000 RUB/a month +2% from turnover = 30 000*2*12=720 000+192 000(2% from 9,6 mln)= 912 000 RUB/a year, that is approximately 40 000/a month – to everyone.

Expenses on electricity, water supply, washing up, cleaning – let’s take 10% from the price, that is 960 000 RUB/a year

Advertising 15 000 RUB/a month = 180 000 RUB/a month

Earning a year is 9 639 000 in case of disadvantageous conditions of loading not more than70%, 50% and 20%. But practically speaking it is usually not 70 but 90, not 50 but 70, and 20 remains.

THE ACCOUNTS ARE MADE TAKING INTO CONSIDERATION THE MOST DISADVANTAGEOUS CONDITIONS AND QUITE INCREASED EXPENSES. IN CASE OF ADVANTAGEOUS CONDITIONS THE PROFIT WILL EQUAL TO 25-35% YEARLY.
